Purchasing a home is like nothing else you've ever done. You work with more people (Seller's Realtor, Your Realtor, Mortgage Broker, Attorney, Appraiser, just to name a few.) You will sign so many papers, you will think you are famous. You will calculate your income and budget in more detail than you ever have before. It's a big step, and you need to know what you are stepping into.
This is why you have a Home Inspection. Why not chose one that Realtors use and refer their family members to. Yes, that would be me! Don't settle for check list/hand written reports. Have a room by room, computer print out, report that details the home you want to make your own. You can receive a sample report (just as you would after an inspection) simply by going to the "E-mail" page. In a hurry? At the inspection receive a summary page of key items. The full report is delivered to you via e-mail, usually the same day or first thing next morning.
My work for you doesn't stop there. After the inspection you may find yourself needing more help with a problem noted in the report. Your mortgage company may want more information. No problem! Just give me a contact name and any information needed, and I will send you a letter with the appropriate wording, usually the same day. I know how important it is to respond to requests from those trying to complete the closing.
Just when you thought the inspection may be enough, you hear about Radon, Radon water, water quality, Lead, and Septic. How do you know which tests are right for you? Just a phone call or e-mail is all it takes to find out. To make it easier for you, all tests can be scheduled by me as well. So go with an inspector who not only knows about the home you want, but understands what you need to get it.
