Beginning January 2010 anyone performing a Home Inspection in the State of New Hampshire must be licensed. Which I am. I am hearing from Realtors that there are buyers hiring people that are not licensed. I suppose if you are selling your home, this would be great. As any findings in the report would be invalid. However if you are buying a home, even if you believed the person knows what they are doing, why would you hire someone who was breaking State law?

My home inspection service is a visual and hands on inspection of the structural elements and systems which are readily accessible. This typically includes:
- Foundation

PROFESSIONAL RESIDENTIAL INSPECTIONS:
Single Family dwellings. Townhouse, Apartment (Garden Style) and Detached Condominiums. Duplex and Condex. Multiple Family Dwellings. Mobile and Prefabricated homes.
My inspections are thorough and detailed. They are not just "visual" inspections. I am hands on, operating everything just as you would. If something can not be operated or inspected, you will have a logical reason (usually a safety or access limit). Some items that are typically not part of an inspection are ancillary components such as cable, telephone, internet and intercom systems and wiring. Security alarm systems. Systems on timers such as irrigation or low voltage landscape lighting.
RADON AIR AND WATER TESTING:
I follow EPA guide lines for conducting Radon air and water testing. I am certified by the National Environmental Health Association National Radon Proficiency Program (#104715RT) for Radon testing and I am a member of the Association of Radon Scientists and Technologists (#1439). These qualifications are not required by the State of New Hampshire, just by me.
Canisters must sit for at least 2 days. The canisters I use can actually sit for weeks. Canisters are secured with coded ties to prevent removal and tampering. The test can be started before the inspection (and collected at the inspection) or placed at the inspection (and collected later). Test results are ready the day the canisters are collected. WATER QUALITY TESTING:
If the home has a private Well it is highly recommended that you have a water quality test. I correctly take a sample and drop it off to a Lab. Results are usually ready in 3 days. If a Radon test is being preformed, the water test can also be taken before the inspection when the Radon canisters are placed. In many cases this allows all test results to be ready the day of inspection. Back to top
